Ok @Alan Ford, my 2 cents on the area is this: Beachfront locations are always a decent bet all things considered.Just about every survey and study I have ready about STR vacation locations list beachfront destinations as near the top.

I got licensed not to be an agent forever, but to speed up my multifamily acquisitions by creating more income doing something I already enjoy. 

So far the one I enjoyed the most was the NJ Multifamily Foundation meetup (Jason Yarusi) and would love to check out similar ones in NY or NJ. 

Do you already have the capital to begin investing, have a job you enjoy, and only seek the knowledge to get started on your investment journey?

The problem with this is the opportunity cost of getting to be home with my wife enjoying our lives together.

I bought a vacation home in Davenport Florida and had what you describe in paragraph 4 happen to me and I’m trying to find out more about the non ad valorem taxes.

I am new as well and have enjoyed all the great resources BP provides such as podcasts, webinars, and connecting with other investors.

My thoughts would be that once the tenant vacates you go through the property and assess the damages from the security deposit and return any unused portion.

I also am wanting to get my feet wet in some Short term vacation rentals as well and see how that works out.
