Hello all, We just listed a vacation rental on Evolve & was anticipating a low rental price due to their method of first building market share & then gradually raising rental prices slowly.

Does anyone have a good title company/closing agent that they enjoy working with in Hawaii?

We decided to make another joint investments as it is something we really enjoy and colleague of mine already lives there. 

You also have things there that nobody else would ever think of going after, like the LA Department of Administration has leases for campsites down in the Basin that you could essentially follow the vacation rental model to lease to duck hunters over the winter months, and to the fisherman in the spring and summer.

Most agents will want you to have a pre-approval, but the fact that you are reaching out to loan officers to get it will be enough to get the ball rolling.These 2 are your core when finding a property, make sure you enjoy working with them and trust them. 

I currently have a vacation rental in a resort community in my home state of Washington.

We can't use income approach as part of the income is Short Term Vacation rental and the appraiser / bank won't accept that.  

I enjoy flipping a couple houses at a time, but I don't want to turn it into a FT job. 

Born and raised in the DC suburbs, in good ole' Maryland, the only times I have left the area have been for vacations and the occasional summer internship.
