Instead of going off of a hunch, you can do this research beforehand to determine if your market is viable for generating motivated seller leads and if you're targeting the right demographic.Early on in my career, I would choose a market and zips based on what I heard at my REIA or was in proximity to my home.

Put $40k prepayment towards my current loan, effectively earning me 5.75% interest on the cash (penny saved is a penny earned).
