With two new kitchens and a new bathroom and over head lights wired in (u had to use lamps in every room) I was expecting closer to $280kAnd without any data , it seems a house being marked as 129 years old vs. 62 seems like a big deal.

I think Lighting  is so important on a renovated home, and I found this site Aliexpress.com  they sell Restoration Hardware lights there instead of paying $900 you’ll pay $65, I’m putting a couple barn slider doors in this home like the other one, I am really looking forward to the end result of this home so that I can show myself I can make maximum profit.

Cost:  $265,000  /  Estimated mortgage w/ me paying water & sewer is $1,3501% rule:  $2,650Estimated Rent:  $700/mo (tenant pays lights & gas)4-units x $700 = $2,800 (this is >= the 1% rule)$2,800 (rent) - $1350 (mortgage) = $1450 cash flow*If I house hack and live in the 4th apartment, then my cash flow is ($2100 - $1350 = $750)Am I missing anything, or do the numbers make sense?

Disclaimer: I've done this exactly once.Here are some things I did in the last few days of renting out my single-family house.Go around to all the rooms and make sure everything works - doors open and shut, windows open, shut, and lock, mini-blinds (if any) are securely mounted and work, curtain rods (if any) are securely mounted, closet rods are securely installed, none of the light bulbs are burned out, etc.
