There was no way I could learn.Immediate implementation after listening to ONE podcast beats listening to 315 podcasts for 1 year and doing nothing.Information is obtained from books/podcasts/etc.But insight and PRACTICAL wisdom is only gained by taking action in the real world.So take action NOW.

I am implementing a property management team... based on my hard analysis and adjusted budgets:(maintenance repairs, management expense, increased potential RE Taxes, snow & lawn care, cash reserves) I adjusted about $50,000 from the owners NOI for my added expense of running the place with a property management team and contracting out maintenance work (because I am not able to do any hands on work)..At my adjusted analysis, I have the property at exactly a 10% Cap rate...BY forcing appreciating..not really... minor cosmetic repairs...its in very good condition..previous owner was very meticulous.
