It might be easier to build new if there are too many updated standards to implement in an older home.

I am just about ready to implement water, sewer and trash submettering on a 56 unit complex.

I just received some info that ObamaCare has a clause that will implement a 3.8% sales tax on any real estate transaction starting in 2013.

So what I meant was strategically dropping business cards and/or flyers pretty much everywhere you go within that area.I can't really say anything has worked for me because I'm just starting myself but since these are ideas I plan on implementing myself...just thought i'd shoot them your way as well... since you asked.  

Especially these last 2 tax seasons, we have had tens of thousands of lines of additional tax code implemented. 

Initially I wanted to enter the Tampa market, but knowing that I want to implement BRRRR it doesn't seem like cash flow is a sensible strategy at this point in time in the Tampa market (unless I'm wrong, and please tell me if I'm wrong!).

But they did put out a press release showing they are serious about implementing it.

I made the $25k stretch much farther than the $30k of the first flip and the lessons made in the first were implemented in the second.

Decide which strategy you are going to use, and then the implementation of it becomes much easier.Hope that helps
