The rents are under market significantly so we believe that once the leases are up, and we've implemented our improvements, we can get $1,400 for the unit we are not living in.

The policy that we are implementing this week forward is we mandate that they provide the certificate of insurance.

I believe i will implement that strategy.

The implementation creates the real world and shows how much of a beast such an undertaking would be.I just do not see it as realistic.

We all dream of living down the road from our friends, but perhaps we should also be creating a new ones; and building those relationships as well.I'm aware these ideas aren't inherently unique or different to this housing model, but they aren't being effectively implemented across the neighborhood or multi-family space.

My guess is that I'm not the only introvert looking to get started in this business.There are a TON of great ideas on this post and I've already started looking at / implementing a few of them.  

But, if you look to seller financed paper, there are no such expectations and those notes are not subject to the same provisions being implemented.

We use this information to our advantage and fully intend to implement better processes and training company-wide.
