When I was back in Memphis, which has a lower cost of living than Atlanta, they were assigning fresh out of college, entry level accounting grads (most which didn't have a CPA license yet) a billable rate of  around $150 an hour. 

They may even be willing to do the work for you and just send you a bill. 3) Sounds pretty clear that the bank is not going to fix the problem.

I mean c'mon, the state just tried to pass a bill taxing text messages.

Do you have the ability to up their rents immediately?

Ability to execute and everything else can be there but that's all they are. 

I feel good about my ability to determine estimated property taxes, insurance, loan information, etc., but I am questioning my values for vacancies, repair and maintenance, and capex.

Due to the laws in NV, title companies have the ability to offer many list and other information for free. 

This gives you the ability to still use your current LES to qualify.

Looking for trustworthy ones with somewhat accurate rehab estimation ability (although I will get my own estimates, it would be nice to have someone who can get close). 

Schools, jobs, walk-ability, average household income, days on the market for nearby homes...to name a few.
