Your design looks great but what could you add to make it pop even more. i.e. colorful wallpaper, a neon light for an Instagramable wall, etc. 

I've had one tenant on a month-to-month for 15 years now.Invariably I will have new tenants ask for minor updates (so far just color of paint) and I couch that with saying that I generally don't entertain those requests until they've been there for a year.

Then they start asking for colors of paint you disagree with, moving a counter over here.

I dont buy a stinking list I don't set up 15 phone numbers to see which mailer or which color ink performed better (are you serious?)

Or when the wife comes in " Thats not the color I wanted in the living room "  And I show her the signed off paint codes she signed for each room .

I would LOVE to start working more with investors over "regular" buyers and writing up multiple low ball offers doesn't bother me... it's better than driving around looking at 25 houses for one buyer who gets cold feet and doesn't wind up buying because of paint color or something else insignificant. 

So I totally agree cap ex and reserves for this asset class unless you live there and collect your rent basically personally so you can do inspections every month.. these conditions are pretty normal maybe not to that magnatude.. but you know blinds ruined.. carpet forget about it cigarette burns cabinets falling off the hinges.. have to repaint.. holes in walls.. rooms painted wild colors ..

I had a black woman fill out an application and the following day she called on the phone and started talking crap telling me something like my apartment unit was god's house and god doesn't discern color and everyone is entitled to live ion god's house.
