@Brandon Turner why do you not have 1000 doors you have the connections and you have the knowledge there is no reason for it.

The most successful preforeclosure investors I've met largely focus on being there at the end, when the owner has exhausted all their options and is truly about to lose their home. when I was active in buying this asset class it ALWAYS happened within 24 to 48 hours of the sale.. its at that time that the owners realize its do or die.. 

You also will definitely have to factor in remod costs, almost every building up for sale is around 80-120 years old, lead paint, old furnaces, old doors etc etc. 

If you are still on a small scale, find room in your attic, garage, basement, etc.

The property would turn positive by me moving out, but living there at $500/m is beyond a steal for two bedrooms inside the 610 loop and absolutely unheard of to have a four car garage until you are in the multi million dollar homes.

Like the roof, A/C, type of electrical wiring, water heaters, garage existence and attached or detached, fencing, windows,  flooring type throughout, concrete slab or pier and beam foundation. 

I would also change the above statement to the woman buys the house the man buys the garage but perhaps both statements are stereotypes.
