The most successful preforeclosure investors I've met largely focus on being there at the end, when the owner has exhausted all their options and is truly about to lose their home. when I was active in buying this asset class it ALWAYS happened within 24 to 48 hours of the sale.. its at that time that the owners realize its do or die..

The property would turn positive by me moving out, but living there at $500/m is beyond a steal for two bedrooms inside the 610 loop and absolutely unheard of to have a four car garage until you are in the multi million dollar homes.

I would also change the above statement to the woman buys the house the man buys the garage but perhaps both statements are stereotypes.
