With the proper Heights alcohol ban lifted in the last few years we're also seeing more businesses opening that previously were suppressed farther south down by Rice Military because of alcohol sales.

The hands-off part is that someone else is doing the heavy lifting, but as na investor, your monthly role is to manage your manager.

I spent a month there cleaning it up and lifting heavy furniture, drywall, wool insulation, etc...

Not a huge lift.

Try lifting people up and if you can’t find anything positive to say then just focus on sweeping your own front porch.

Unfortunately Texas is not a Kaiser State.But in my opinion cost is not apples to apples with Kaiser, due to how comfortable they are to deal with (In California).They are kind of their own thing, with all of the big hospitals and etc...Good Luck!

It's good to be the " little guy " on the street, this means the other properties are making the heavy lifting.

This allows me to get pricing estimates for identical work between each of the contractors so I can compare apples to apples.
