Try to leave the emotions out of it. 

I agree with @Joe Villeneuve, this isn't supposed to be an emotional buy, it's supposed to be logical.

This is very reassuring for a new investor and great reminder to not get emotional especially with how crazy the market has been.Most importantly, do not do FOMO investing which is what has been happening right now in this current market.

So, I know Emotional Support Animals have been a hot topic here on the forums but I have to say, I was totally not surprised when I saw this in the news. 

To many emotional factors (Does someone love that specific home and therefore is willing to pay more then average, is the location unique, is the sellers situation unique, is the renters situation unique, etc, etc, etc) can drive price on a deal.   

Assuming you're running a professional operation within the bounds of the law, then asking tenants to pay their rent is completely legitimate.The first time a tenant threatens to sue, it can be alarming...but believe me--at a certain point, you've heard these baseless threats so many times, and you're so knowledgeable about the relevant laws and your own rights as a landlord, that you become emotionally numb to most lawsuit threats (again, assuming that you're operating a professional business that's within the bounds of the law).I don't know about the energy audit, but it sounds like just some more blustering the tenant is doing to try to intimidate  you....if the tenant is responsible for the utilities, and they think their utility bill is too "high", the obvious response is: "you have total control over the amount of utilities you consume.

It takes the emotion out of it.

Cars are an emotional purchase, rarely purchased for personal use based on needs, you omitted the mention of a functional clean vehicle at a much lower cost.The best financial choice in buying a vehicle isn't very satisfying I know.

There is nothing on this earth than cause physical, emotional, financial or psychological pain and suffering to my Spirit. 

When tenants want to leave early my experience is that you should put emotion aside and let them go.
