The only time where it goes hand in hand is, if the neighbourhood is deteriorating (in the McDonald example is when traffic is diverted when a new road is built, or if there is a migration out of a neighbourhood where business is going down and so your NOI as well as the value of the business).

The demographics, income levels, population counts, traffic counts lend to only small mom and pop commercial wanting to be there.In those areas a 1 million dollar deal might be the largest you see and infrequent.

Otherwise, you would need a checklist of a million things like:  does the neighbor have a dog, are you in the path of air traffic, does the school bus stop in front....Those factors all play into the appraised value and price we set for a property.It is not just a numbers game for us.
