Every summer something happens or you notice the biggest line of traffic because of cars parked right off of the HWY. 

Maybe jitters of getting back into the market after all these years5. 2 hour drive to get to the property, maybe even more if having to drive in traffic, thus requiring a property manager since I work full-time, which cuts into the cash flow greatly, which is my primary goal. 6.

Most other areas will see the most traffic in June, July, August, and September, but expect it to be pretty slow for the remaining months of the year.

This guy, also in a small multi-unit (8 plex) became a nuisance with his fellow tenants with his collections of grocery carts holding collected cans, his excessive traffic into his apartment, etc.  

The only time where it goes hand in hand is, if the neighbourhood is deteriorating (in the McDonald example is when traffic is diverted when a new road is built, or if there is a migration out of a neighbourhood where business is going down and so your NOI as well as the value of the business).

The demographics, income levels, population counts, traffic counts lend to only small mom and pop commercial wanting to be there.In those areas a 1 million dollar deal might be the largest you see and infrequent.

Land in Texas, especially around Houston area, has been too expensive. 1 acre on decent traffic streets are going for $300 to 500k. 

We pay more but I'm not sitting in traffic 3 hours a day.

Otherwise, you would need a checklist of a million things like:  does the neighbor have a dog, are you in the path of air traffic, does the school bus stop in front....Those factors all play into the appraised value and price we set for a property.It is not just a numbers game for us.
