@Crystal An - Hi Crystal -- yes I had a home inspection and the only thing noted from that I have had maintenance/CAPEX issues is the basement water issue, which has been (I believe) 99% resolved with some concrete parging around the perimeter of the house, a newer/better sump install, and covering flat bilco doors with a very heavy rubber mat to prevent water from coming through.

Many will say "yeah, we can write investment properties"....but they have too many rules that prevent many of the strategies that we use as investors.

We also have a pretty extensive pet addendum that spells out expectations of pet ownership and places responsibility on the tenant to ensure they are taking actions to prevent pet from being in a position to bite/attack someone.

So, for all of us landlords (myself included) that are guilty of griping about these laws but taking little action to prevent them in the first place, THIS IS OUR CHANCE TO MAKE AN IMPACT BEFORE THE WORST LAWS YET ARE PASSED IN NEW YORK STATE.
