Every guru out there touts that flipping is the only way you can make money in RE.

Let's use Phil Grove, as an example, as he is the "guru De jour", for this thread.Because of receiving "email blasts" from a whole bunch of 'real estate gurus' over the past months, first touting Phil Grove's MAPS and the past month or so, touting Phil Grove's AMPS.I decided to log-on to a series of 5 videos, and see what all these gurus are hyping.Let me get to what I didn't like out these 5 video presentations by Phil Grove out of the way first!

There are tons of appreciation investors around that tout how amazing it is... most of them started after the downturn.

The tenants experiencing the problem just have to engage the police if the problem is THAT bad.People that enacted the rules can tout doing something to a tenant base that is larger in number than an ownership base.

Newsom touts a goal of building 3.5 million new homes in California by the year 2025 to address the affordability crisis.

My youngest (also graduated without loans) & went with a live-in 6-plex instead of sharing close quarters with the 'inmates'.In my younger years it was an extremely profitable alternative to the now touted $/door concept.

Like with all businesses, I'm seeing a lot of mentorship or agency gurus touting which way is best for scaling social media, cold calling, etc., rather than spinning my wheels.

But either way this 5-6% yield is a function of the whole life insurance, and has nothing whatsoever to do with IB.In IB, it is always touted (including by you) as a way to use the velocity of money to double dip investments. 

That's been touted for many years as an advantage to these plans.

I realize that some tout NNN as "never go and never see," but that appears to me to be too high a risk profile given the percent return received.
