We are ramping up on additive manufacturing and approaching the tipping point on about 5 technologies (sensors and networks, artificial intelligence, ever increasing cost/performance of chips, robotics, and synthetic biology).

The response rate is just somewhat higher than the bread and butter absentee high equity mailings.

Six months isn't much time at all, and that's especially true if you plan to waste the first 10-20% of it on unimportant stuff (at least unimportant at the time you're doing it).Reminds me of the Simpsons episode where Homer gets into a contest with a professional eater to see who can eat a 6 lb steak the fastest...the contest starts and the camera pans over to Homer who is buttering a piece of bread. 

Id love to ask all you Kansas City Investors, Wholesalers, and Realtors, which neighborhoods do you think are the next "Up and Coming" and what are your favorite "bread and butter" areas for buy and hold?

This is in Indiana too, where our average SFH sells for 107k in bread and butter neighborhoods.

They just do "bread and butter" 30 fixed. 

Buy a bread and butter 3/2. 

I know that many consider the 3/2 to be the bread and butter of buy and hold, but 4/2's in the area seem to be priced higher along with increased rents.  

Those ideas all target people who might be entranced with the idea of tiny houses, but I like your suggestions for more bread & butter kinds of guests.
