Why not just hire a local real estate agent to handle leasing? 

It's difficult to see how a tenant will be after screened and signing a lease.

Likely not allowed in the lease and if the landlord were to allow it they will partner with you and take a good chunk of the profits.

But I have run zero vacancy for the last 25 years as of Aug 1 unless I build something then I have lease up in the off season.   

When you add up legal fees, lease fees, loss of rent, etc. it can add up.

Your PM will be able to help you manage everything from leasing, regular maintenance to bigger ticket items like replacing your roof and managing tenants.

You have a natural advantage with other baseball players and providing them leases that fit their needs.Knowing a couple of others who have played minor league ball, your real estate strategy is going to be tricky because you will be very busy with baseball and it's travel.
