Ultimately, as long as you are following the expert guidance of your CPA (who is an expert in your specific industry) and doing what best serves your needs to fulfill your vision of what you want your business to be for YOU, I would argue you are in a great place in the bookkeeping/tax realm.

It's easy to be a one-man band and offer great service - you just have to work yourself to death:(A percentage of your clients will appreciate this approach and be lifelong clients. 

Try to fulfill a need that they have even if it is not $ Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Because After 1 year, you fulfilled their obligation (requirement) you can do whatever you want with it. 

The rent raises they feared are self-fulfilling, immediately.   

Does that mean I would need to stay working for two years or am I able to switch jobs but still somehow fulfill the requirement?

Im having doubts with moving forward as my money would be parked for 6 months in the event that the tenants want to fulfill the remainder of the lease.

I believe every court system has a method of withholding rent when landlords are not fulfilling their obligations.

Clearing land/leveling a lot costs are small compared to the whole build so it won't be enticing for a builder to split his profits, Amazon plants/fulfillment centers are popping up everywhere, won't have any affect on the market.
