We already are almost $4K in for this appraisal (it is a bit pricier partly because it is a mixed use building, but I think appraisers are charging a lot more these days since the market is exploding and there is more work than appraisers to do it) so we don't want to fork out another few thousand dollars.

Thanks to a couple of things, the number of value disputes has exploded to the point where a lot of lenders are automatically disregarding any request for reconsideration of value.  

Unfortunately that's where we are, day one the morning following closing we were poking around pulling off cabinets and had the shut off valve explode at the fitting, then another fitting blew so had to kill the water to the building for an hour or so while we got a temp repair in place.

I think the pricing would be more in line with your workable budget as well and is an area that is exploding with growth. 

For your specific criteria/price point, I see Gastonia working out best where you can get a close to turn key (needs LVP/Paint etc.) property in the 75-100k range that will usually hit the 1% rule.Gastonia is one of the last submarkets of Charlotte to explode, only around 20-30 minutes from centre city.
