By filing Form 3115, you can retroactively apply cost segregation without amending prior returns (also you cannot amended more than 1 year old deprecation anyway), allowing you to "catch up" on missed depreciation.

Re knowing the market, which is one of the reasons (I've read up on that) you'd want a RE agent, esp if not from the area, which I am not, my agent is from about 2 hours away and as the listing is an existing Airbnb for 3 years, I see the prior numbers, and based on that, reviews, and market data, have made an estimate of what I believe it will make under my ownership.

You could plug in basic property information and within 5 minutes have owner information, mailing address, prior sale info, zoning, rudimentary comps, etc.If you do regular business with a Title company they can give you access to their database upon request.
