Every time I give them the speech of why didn't they just tell me before that was there goal and thought, because i could have prepped them, helped lay out the edu. path so they could be capable of self-managing. 

i would say the most cost effective unit would be a garage with a bonus room, typically you can get half of the picth as footage in the truss so if you have a 40x60 garage you can get livable space above if (built in the truss) of 20x30=600 sq ft.the only down fall we have seen is stairs but most people dont mind if as long as your location, fit and finish are good

Walls were up and sheeted in less than 10 days on both 2800' with 1300' garage duplexes..Trusses set in about a day and a half on both.

During the inspection, our structural inspector found that the load bearing trusses of the garage were not done right.
