We’re looking to remodel our small kitchen (about 12 x 12, L-shaped), and convert the garage into 2 bedrooms (not an ADU, no added bathrooms or kitchen, just adding bedrooms to the house).

Renovation, renovated the kitchen, bedrooms by adding closet doors, LVP flooring through the house, new paint.

Updating all the mechanicals, refinishing the wood flooring, adding a 1/2 bath, flipping the kitchen from the existing kitchen into the dining room to make it more usable, updating the full bath, and adding a garage as well as painting throughout.

Some led recessed lighting in the kitchen and a new counter top .

I had a tenant call and say that the water from the kitchen faucet tasted weird and had an odor.

Renovated the kitchens, new appliances, new counter tops.

Purchase price: $235,900 Cash invested: $70,000 Sale price: $399,000 Complete Renovation: deleting walls to open up kitchen into living room, new kitchen, cabinets, appliances, custom doors, floors, trim, paint, new laundry room, new powder room, new master bathroom, custom woodworking, exterior farmhouse paint, all new interior paint, etc.

I don't plan on doing a whole bunch of renovations but i do plan on updating the kitchens and re-insulating the attics and updating lighting and painting the inside. now for my questions...

However, the market has changed in that time period with interest rates changing and homes staying on the market longer and longer.You mentioned the big ticket mechanical items for the house, but it sounds like paint, flooring, kitchen and bathrooms we're mostly untouched.
