But, when the market turns, it will generally turn for all areas.It's amazing the number of people I speak with who believe that their market is *different*, that the cyclical nature of the economy doesn't apply to their area for one reason or the other.

Have considered concrete but I’m concerned about the upkeep and lasting appeal.If you’re not afraid to DIY, used Corian or soapstone counters can be fabricated on site fairly easily (we have done both).

Now if you take on debt you might could get overall IRR into double digits but actual cash flow coming to you every month for annual 12.5% is just not that realistic and be passive.The thing with owning businesses versus real estate is they can throw off very high income to value but you have to actively work them and most are not passive in nature.
