I understand the strategy and I like the idea of avoiding the costs associated with a double closing but it makes me nervous because my lender is saying he needs to be on my loan as a joint venture.

@Dea Chu land lording is not for everyone... and many don't realize that until they are sick of it and they come down with burnt out land lord syndrome... the symptoms can be very bad if your a very nervous type to begin with.However in CA were your talking about I suspect your tenant base is far better than the US tenant base especially those in lower value homes...

My husband is super careful when it comes to our money, so he was a bit nervous... but he also has a lot of respect for a case well argued :-) What I did with him is ask him to have a second look at our 401k plan and other investment options for retirement (we are not abandoning those, but just I just don't think it is sufficient).
