@Faisal Sami  much of what you describe rest squarly in the asset class.if one is going to buy lower end assets then out of state ownership in my humble opinion is pretty risky... only locals who can watch them like a hawk can really make those lower end deals work to any thing that measures up to a reasonable risk reward scenario.ITs not the house punching a hole in its own wall. or picking up crayons and writing all over the walls. over never taking shoes off and carpets are ruined once each season..

I'm sure plenty do their own research, and if you do it seems you can be rewarded with appropriately priced deals, there's a lot of analysis to do but as the gurus always say, the price only matters when you buy a home and when you sell it (and the only time you can find a deal is when ya buy it).

With that being said, as a California boy, I noticed some things that these cities have in common, it's a city of charm and micro neighborhoods, almost as if they drew an invisible line to separate the good and bad areas (around Cleveland heights, Lakewood border etc).
