Now obviously if we have to replace the furnace, roof, windows and siding all at once, that will make it a horrible investment, but the way this thing cash flows we could almost do a major capex upgrade every other year forever and it would still be our best performing property on a "per unit" basis.  

Water, squirrels, bats, and even wasps can create horrible headaches and expense. 

Seriously horrible sites.. and as I am #1 they obviously see my site and my site.. as mentioned before.. is the best site in the world (as faries made it).. they simply get more motivated to choose me because well duhh..

I know guys that were doing this for ten years before I started who never got the benefit of the appreciation and had horrible returns.  

Is going to be not more than in TXTaxes are horrible everywhere but in OHyou also pay state income tax.

I want to match it in the bedroom (current bedrooms have horrible, old carpet), but am unsure I will be able to find the same flooring! 

I'm a proud SF Bay Area girl, born in SF, parents were young struggling immigrants (dad's family was interned in the horrible camps during WW2 sadly & mom became a naturalized proud citizen) but even faced with a lot of discrimination they loved America, JFK, the vision of dreams for prosperity.

I am SO thankful that we managed to finish an eviction and get out a horrible non-paying tenant just a few days before the courts closed and the eviction moratorium was imposed. 

Yeah, I get it Rodney, poor-you, you did exactly the opposite of what all us professionals in REI say to do, what every legitimate writing on the subject directs, and surprise-surprise it's going horribly. 

It's a horrible conditioning to lend a tenant, and i don't want to attract tenants who would be incentivized by any free-rents.
