I pretty much self manage and have a good team of handymen working but down the road my goal is to move more to true passive stuff.

Even the decrease in 10% rent can have adverse effect on cashflow.I am also open to do a cosmetic repair where I can improve some of the stuff to compete with newer homes in the area (say granite countertops and stainless steel newer appliances).

Generally speaking, good to send mail to the unit saying that they have till X date to get stuff out. 

It's really hard to find stuff now that cash flows well right from the start. 

Expense is most other stuff. 

I typically deliver all materials to the job site and I am still doing some of the work at the end of project like cleaning floors and windows, installing appliances, odds and ends stuff.
