I have the following concernsI plan on using a Property management company (8%) but I’m concerned I’ll get ripped off I don’t take precautions or look for certain things (because I don’t know what I need to look for)Random Unexpected events come up: IE roof caving in, Water heater breaking etc that will render the unit unlivable or exposes me to liabilities.Since Im not in the area, i don’t know it that well, ill end up choosing something that is not in the ideal location, and my assumptions about the place being rented, etc will be completely wrong.I would appreciate any suggestions or nudge in the right direction.Thanks!

DE has very sharp microscopic edges (these sharp edges actually rip open flea eggs or cut up the fleas and this is what kills them) and these edges can cause lung damage if proper precautions are not taken.

It's not safe enough in the law's eyes, and owners are liable if something happens and required+ (I recommend you take extra precautions above and beyond what's legally required) precautions are not taken.

I will take all the fault as long as I can make sure the house is safe and secure, but what can I do when I've taken all the precautions I should do (interview, meet with the PM, check reviews and references etc) and he just basically lies about everything up front, and then once he gets the business he literally just collects the check and sends me a statement every month.

Frozen and burst pipes are very possible and probable if precautions and adequate heating is not applied.Anytime the outside temperature is to or falls below 32 degrees Fahrenheit Tenant agrees to:1.Maintain an internal premise temperature of 60 degrees Fahrenheit, and to take advanced precautions if Tenant leaves the premise for an extended time i.e. vacation, trips, hospital stays etc.Keep the thermostat set to the same temperature both during the day and at night during this period.2.If tenant does not believe there is adequate heating appliances to keep the premises above 60 degrees they are to immediately notify the landlord who will at its expense deliver additional heating units.3.Keep kitchen and bathroom cabinet doors open to allow heat to reach uninsulated pipe near exterior walls.4.Let the hot & cold water drip from the faucet served by exposed pipes.

Tenant agrees to take due precaution against freezing water or waste pipes and stoppage of same in and about said premises.This includes, but is not limited to disconnecting all garden hoses from outdoor faucets prior to freezing weather and opening cabinets under fixtures that are adjacent to outside walls to allow warm air circulation near water and waste pipes.If water or waste pipes are frozen Tenant will notify Landlord immediately and in writing.If Tenant did not take due precaution to prevent the freezing and/or fails to notify Landlord of a problem in a timely manner, Tenant will be held liable for all damage caused thereby.

Since you are a licensed individual and being paid for a service (there is no such thing as a bird dog fee in the eyes of the BRE) you will be acting in the capacity of a loan broker and will need to be familiar with such service remaining in compliance with lending laws.I'm not an expert in residential financing so please take this as a precaution from a layman, although I am a licensed broker in California.
