It is going to be interesting to see how the Feds end up enforcing these laws and compliance issues on the manufactured housing industry.

I always advise owners and managers to consult with an attorney who specializes in premises liability and landlord-tenant law.If you keep the tub, you should have specific clauses written into the rental agreement as an addendum.You absolutely must provide the tenant an owner's manual because the first five or six pages are full of all the legal warnings that keep the tub manufacturer out of lawsuits (Consult a physician before use, Don't consume alcohol, Don't use alone, No unsupervised children, etc.)Bottom line: If it needs work, have it done by a licensed, bonded and insured electrician and/or spa technician.

Not a bad idea for an isolated lot or rural area though.I checked manufactured housing to compare costs of hooking up utilities, and it seemed like the plumbing/electric parts would be 10-15K in itself.

George Allen who is considered the guru of consultants to manufactured housing community owners has a fairly complex and accurate formula for setting rents and he gives it away for free.

So i am in the military and receive roughly 1400/month just for housing and where i stay now they take it all so i don't see that extra money.I was wondering if it would be a good idea to buy a manufactured home for say 40k and pocket the rest of the money left over from the mortgage for a year and a half until i leave the area.My concern is selling / renting out the manufactured home, do they sell or is it usually easy to find tenants ?

It is intended to be used for situations like this where a manufactured home is "abandoned" or left behind.

Again this answer your question about working for free, I do not like to work too much for little money :)In Toronto MADE sense for me to buy residential 3/4 plex, its expensive, good appreciation, rents are high, less work for higher returns.I think Hamilton is no longer a Steel Town, as far as i know, as of now not even steel is manufactured there anymore.

So I did as much research as i could online and found that all the cheap properties were in pretty rough neighborhoods and the local economy did not seem to support flipping in any significant volume.I then looked into Memphis TN, again all properties under 40k were in rough neighborhoods.I'm now leaning towards San Antonio, Austin, Dallas, or HoustonThe only problem with them is finding a house under 40k for us to live in, I did find a few Manufactured homes in the country close to Dallas and some a little over a hour north of Houston, I would be fine living in one of the manufactured homes close to Dallas for quite some time, my only issue is tying up most of my free cash in a house that i cannot refi to free up the cash again.Thanks for taking the time to read my rather long post and i look forward to hearing your suggestions!
