The neighborhood is pleasant, except we have a next door home wherein 2-3 families are living in , the property is unkempt to say the least, usually someone is arguing and or fighting in the home, place reeks of marijuana and they have 3-4 dogs and 1 of the dogs they can't really control.Not sure if I'm being too overly cautious but I feel I can't in good conscience rent my home to another family knowing all I know with the nextdoor neighbor.Should I start from scratch and sell the house and buy a new property or keep and rent the house and buy a new property?

The best part was that the numbers for cash flow were great, so the appreciation was an awesome bonus.There is a shortage of affordable housing in Phoenix and while there are tons of huge newer complexes, the rents at those places are generally higher. did you buy in PHX or are you talking about  Omaha.. the same thing happened in Vegas friend of mine was buying 4 plexs there in 2011 2012 for 140 to 160k he had to put in usually about 7 to 10k a door because they were kind of trashed.. and now they are approaching the 300k range and climbing.. its all about JOBs and blue collar jobs you have those you have your 600 to 1000 dollar renter without them ( that labor force) things start to go downhill.and this is one thing I have been mentioning those that jumped into the game 5 years ago the rising tide raised all boats.. it was a slice in time.. so now we since this continual whining on BP hey there are no deals..

Solution: Unless you are intimately familiar with the local market, demand third-party verification of the value of the property, ideally via an appraisal.In the event of a default, getting the property back might be a huge hassle - If your borrower does stop paying you, you're going to have to foreclose to get the property.

Did US Bank tell you, or intimate that your current/new deal with them would have been easier, cheaper or faster if you'd had a 2-3 year relationship with them already, or are they doing the deal without a relationship about the same as if you'd had one?
