I have used injections before and that requires no downtime.

Personally I like having a day here and there of downtime to head over and reorganize, fix things and deal with logs on the beach.

Obviously your downtime from investing in one opportunity to the next will adversely affect your annualized returns. 

Market is often a range and you can stay at the lower end of the range if you have good tenants or are concerned about downtime.  

CO might build up over a few days or weeks of downtime.

However, I do like the fact that there is no downtime / facetime as seen in a  typical office environment.

We bought at a down time in the Smokies back in 2017 after the fire and love the area and to visit, but we find ourselves dreading the short drive back into town as it's become less fun and more business. 

We worked in close proximity to each other and there was a good amount of downtime so we were able to spend a lot of time on the clock analyzing deals. 

Your hard stance resulted in resentment and now he is reacting (I can be a real jerk if I get ticked at someone).Now to the money/time aspect, I suspect you will come out ahead as the new lease will extend beyond the current lease with only 2 days of downtime.
