The benefits do not outweigh the risks to me.If they sue you and go to court the money you gained will be wiped out in court costs and then some along with a bunch of time wasted.Also you will have a hard time proving the items belong to the tenant.They could have a loan on them,be borrowed from a friend,or other people staying there not on the lease could say it belongs to them.This happens in judgements too.You get a judgement and before garnishment you have the defendant fill out an interogattory questionaire from the court.Do you think people are going to list a 2,000 tv when they know you are after it??

It's often better just to list it, we have a TV show here featuring new listings, you can't do that as a small investor.Learn to network with other investors in your area, it should not be long before enough people know what you do and you'll know where they are.

Shop around and get a good landlord policy. 25% premium vs. homeowners sounds steep since you will not be covering contents.The most important thing is to include in your lease that you are responsible for the structure and not tenant belongings or negligence.

I'd rather have one certified and paid lifeguard have access to my family pictures for the sake of protecting the pool against unauthorized use and abuse by outsiders when the alternative is having 100s of unauthorized strangers have physical access to my kids and family because the lifeguard cannot differentiate who does and does not belong in the community pool area.
