They certainly are not above average which B+ implies. 

I  took over a mature company that had an investor base that I think average age had to be 65 to 70..

Real estate investing is forgiving; the average person can still make money even with some big mistakes. 

For context - after 7 years we are averaging over $700/door… but this is after many financial moves to get us there… but even starting out, the  $300/door was, and remains a good goal post to judge a deal by. 

We require a minimum credit score of 620 (averaged between occupants) to qualify.

We had PM teams that ran, on average, at 2x staffing for sec8, and FT maintenance staff supplemented with PT and outside vendors.  

If you know that a 2BR single family rental averages $1000/month in your market and someone tells you they have a good deal for you on one for $175k how much time are you going to spend analyzing it?

Ask your tenant to use smell minimising products.
