All of our properties we have had for 5-10 years, so lots of equity.

Sounds like you all area experiencing it as well. 

Checking: collect all income here, then use it to pay bills.

My thoughts: don't get set on just one trend since your goal is to purchase in 2026, as we've all experienced, a lot can happen in a year.
