When the sky high Dow 35k music stops you will get a margin call. 

Check with your mortgage broker to see what you may need to provide if you are on the deed... but I'm reasonably sure you will be asked to sign the security instrument (mortgage or deed of trust) since this appears to be a requirement in the Fannie Mae Selling Guide.

Love to hear your experience here if you did end up going down this route, or any others who looked into it.What I will say is that guests greatly appreciate the ability to play their own music, turn lights and temperature on/off, and a variety of other custom features that I have built into the property for their convenience. I’ve also implemented custom signage to allow folks a short list of things that they can ask Alexa to do, which is critically important to clarify understanding and usage.

The LLC could be the borrower and execute the Note, but the individual owner would need to execute the security instrument... in this case it would be an Indemnity Deed of Trust (IDOT).

A 200 acre park is being developed that will include a multipurpose pavilion for music and performing arts, 3 miles of trails, a great lawn, a fishing pier, pavilions, multipurpose practice fields, a cricket field, wildflower meadows, 400 parking spaces and other amenities on 64 acres.

This is the cycle of life in commercial real estate, hopefully you're not the one standing when the music stops.
