I use 5% vacancy on my self managed but do better than this but I suspect if I had a PM running things they would not be able to regularly get the next tenant in as quickly as we do.

And while costs would vary wildly from utility to utility, I would suspect JUST the utilities costs could be 46K or better.I know as an example 20 years ago when I actually did utility distribution engineering, we used to charge just under 10K for a pad mount transformer.

Sorry @Jon Pitcher but just suspected drug usage is not a reason to reject an applicant They must be current drug users and you need to be able to prove it if challenged (like a drug test).

you may also want to have a pipe line into performing notes were you get paid day one and don't have any of these issues.. returns are a little less but the time and effort is negligible I suspect it would be about the same as you going in on a fund or JV.. because the sponsor has to make money.but the benefit is one note one investor so you do have some safety there..
