The last 7 properties I purchased here total less than $200k and I suspect you couldn't buy too many in your neighborhood for that.

I'm suspect of local bookings - usually quality if people and situations are not as desirable4.

As owner occupied I suspect seasoning will not apply but verify this with a loan expert. 

His property manager tells him its rented at "market rates" but I suspected the property manager is out of touch with current rates, and/or lazy. 

I look at my cameras if and only if I have a reason to - like my housekeeper thinks that a dog was snuck in, or I have other reasons to suspect the guests might throw a party or something like that.  

I suspect she enjoys it....

Also I suspect some bankruptcy attorney, RE investor, or other type of person hunts these people down before the sale to try to make a buck.

not sure there angle but doubt they are actual lenders.. they say they lend In Oregon but they are not licensed there.. so suspect in my mind

I suspect if it currently does not have heat and has lower quality finishes, this transition will be more costly than you may think.In most markets an ADU studio will rent for quite a bit more than renting a BR by the room. 

I suspect the hoa does not want renters and specifically looks at my house twice a month...and always finds something.
