The DBPR has rejected my experience submissions 6 times, dating back to April, citing that the certification of license history that I submitted was insufficient (although it came from Maine's RE Commission). 

Take a video of the entire walk through ;  narrate date and time,  address,  reason for video,  and shoot your cell phone or a newspaper showing date and time.     

Now that is a fancy political/economic term for the fact that tenants in small MF's tend to have less invested in the place as their home and tend to be more casual in their interactions with their fellow tenants and your property. 

I was living in the ATL market and people would pay 200-400 more per month for granite counters and stainless, more up to date units.3.

Draw date ends 2028.

At this point we are basically at the end of that extra week so I reached out some fellow landlords and fortunately was able to find her a place that had just gone vacant that morning and the landlord needed to clean and paint and was actually very appreciative of the fact that he would not have to list it and screen to find a new tenant etc.

Does anyone have any up to date advice on what would be most beneficial with the fewest penalties/issues involved?

The issues with listing date, was that was the day they told me it would be listed. 

The entire team at a bank works for weeks on end to make sure you meet your closing date.
