@Michael Willis, Banks love 1031s because the money is easy to source and you can't move it and mess up their ratios!  

Again my key points are:Multi family,  creative finance, seller carry, hard money, private money, BRRRR, mobile home park investing, financing, VA loans, veterans in real estate. 

This is the person who knows your scenario best, understands your retirement goals, other income sources, where you are in your career, etc.

The key thing to ask is "am I running my property as a business, or as an investment?" 

I've found that with AdWords one of the big keys is to make sure that your keywords are targeting the right intent.

Be sure to watch/listen to all of the podcasts, those are an excellent source of information and the BP books are a huge help as well to learn as much as you can to be ready to buy when the opportunity arises.
