Now I feel ready to buy a second home and looking for some guidance as I don’t have very much experience in finding the right finance methods and property search methods.

In fact most of the new "sources" have the same feel of AI themselves lol.

Look for an investor friendly realtor who understands what kind of return you are looking for, a real estate attorney to set up your LLC and make sure you have a well written lease as well as an accountant that you are comfortable with. 

Having said that I have been investing and rehabbing properties for over 25 years so I feel pretty confident on what needs to be done and I know how it should be done.

That’s exactly how I feel.

Knowing what they pay to others was huge for us in feeling confident throwing out a higher number than we would on Furnished Finder or Airbnb.

Used to be you would tour a couple of properties and get to know the folks and they would get comfortable with you before you asked for exclusivity. 

Also multifamily Northwest has many useful forms, including a "notice of denial" form which appears to be very well thought out, so I feel covered when needed.Good luck!
