Now cities like Las Vegas are seeing a price decline (7.2%). 

In the last 9 months, values have declined in some areas 50-60%, but in others only maybe 10-15%.

I am aware of successful wholesaling operations in B markets doing well with direct mail, but I also believe the trend is shifting away from direct mail and its effectiveness will continue to decline.

However, it's difficult to predict exactly what the market will look like in the future.Some potential questions to consider include:Will home prices continue to rise at the same rate, or will there be a slowdown or even a decline?

Living in a market that has seen a decline in home values for the better part of the decade, we thought we might as well strike while the iron is hot.

But I know that brick and mortar real estate for both Office and commercial use is on the decline.

IF the last 6 months trends showed massive decline month over month then current months solds would net help either.

However, there is a possibility where my application for OCS might be declined (it's a long story) and therefore I would stay in Fairbanks for the next 3 years.Let's just say, I purchase a property tomorrow using the VA loan and 4 months later I get sent away for OCS.

The market supply has declined which is pushing Vancouver housing back into a sellers market once again and prices are on the rise again.

Do you have any recommendations on where (not) to invest, ie improving/declining neighborhoods?
