In this case I would just pay the management company as my time would be a lot more valuable and I would not want to spend time doing administrative tasks such as described above. 

But don't think i'll be letting you use my valuable time and resources to do it.

He sounds like he's trying to help, and it's valuable to have MLS feeds and work with someone you can trust.I've worked with local agents who aren't investors, but they know my target neighborhoods extremely well.

I'm a newbie here and am looking for all the guidance I can get.

Some of these are very valuable properties, and I would expect the owners to be competent about their financial affairs.
