Eda Tekeoglu Depending on what you are doing, a design architect has a different rate than that of a remodel, a landscape design is different from they range from 40-80/hour.

This build took 8 months, which is 2-3 months longer than our normal schedule, but considering we had to find new suppliers for the majority of finishes since this was a new design for us, I'm pretty happy with the timeline.

Don't do it unless you know exactly what you want and have experience designing kitchens. 

I literally spend maybe, grand total, of an hour or less a year on my properties and they all cash flow great.

That news by the builder was designed to piss off the tenant so they won't have to pay for an upgrade.  

If it has sufficient bathrooms and the design is such that you can add a bedroom at lower cost, it's worth evaluating. 

I had it in my lease agreement "That  a tenant shall not park their vehicle(s) on the lawn or any other place on the property not designated as a parking area, or their vehicle will be towed at their expense"  and then saw they had a vehicle parked on the lawn or other area when I did a drive by, I'd take out my bright pink "Parking Violation" Sticker, stick it on the window of the car (under the windshield wiper) letting them know that they had 24 hours to remove the vehicle or the car will be towed.
