I told her that she needed to give legal notice in writing which she refused to do so I gave her 30 day notice to make intentions clear for all concerned.

If you are concerned about the quality of the inspection you’ll get in working through your realtor I’d suggest asking to talk to a past client that has used that inspector and speaking with them about the experience.

As long as it appreciates at a good amount like it has and you are not losing money renting it out, I would keep it for the appreciation not be concerned about the 1% suggestion.

Otherwise, your concern isn't much different to a commercial rental. 

I can understand your concerns. 

My main concern is finding someone to give such a small loan.
