I'm not going to partner with someone who is not committed to "Partnering" (which to me is a joint effort towards a common goal--looking out for each other as well as ourselves).In a nutshell I am looking to be FAIR to the other person (as well as to myself) vs exploiting someone due to having an upper hand, and I expect the same from the other person.

Let's assume the base for mine is in the middle or closer to the upper scale since the condition is good and the location is top notch.In this case, however, the bedroom is actually a mini studio since it has a special entrance that other tenants would not use.

My primary residence/house hack in my home state was more of a BRRRR style deal but it was important to me that my first out of state investment property be lower risk to get my feet wet.A lot of what you hear on these forums is buy low, buy a fixer upper, but there is no shame in buying something more turn key style to build experience out of state, as long as the numbers make sense.
