My next door neighbor was an attorney and he used to say there are two licenses to steal, a probate lawyer and a property manager and both should go straight to jail as soon as they got their license.Last 5 years every guru selling a course has added a probate course as something to sell.

My social group these days pretty much consists of Harley Owners Group people who are all succesful in what they do and don't need to network for more business or brag or talk shop or do anything but follow our official motto which is "Ride and Have Fun".And while that's our official motto, every year we raise thousands of dollars for worthy causes or individuals in need or we help deliver hundreds of Christmas presents to local kids and that doesn't even count showing up at nursing homes to play bingo or eat ice cream or roar kids around the parking lot at the Ronald McDonald house or, well, the list goes on.What a true blessing it is to be able to give back.So personally, when some cube-dweller figures I've got some kind of easy racket going, or some contractor I hired with a hand-shake rips me off with the final bill because he thinks I print money, or some unemployed carpenter I hired to help him out breaks into my storage shed and steals my stuff because he knows 'all landlords are wealthy', well, I just can't worry about what the people who don't matter to me think.

From what I understand, we are covered for, what the insurance agent calls "vandalism and criminal mischief" from a tenant, with a 1000 dollar deductible.However, if the tenant steals anything, like the fridge or a/c, we have no recourse on the part of insurance coverage.Is it recommended to use the insurance or to just pay out of pocket?

Comes to find out her daughter never started college and the daughter had stayed there for 3 weeks before I caught them.They said the daughter had identity theft so the daughter had no place to stay and again trying to be a nice person I only charged them extra $25 a month and we agreed when the lease expired on 3/7/2017; the mom's lease is over and they have to leave.Now, less than 7 weeks to go; they claimed I have to find them housing to relocate them or letting them stay until I found a buyer.I am newly RE agent; I really don't want to do anything to risk losing my license BP community please help!!

Its not an absolute terrible way to purchase, but for most buyers it is not preferred.However, If you find some in a decent-good neighborhood with a steal price and the title isn't hard to clear, it may make financial sense.
