I've entered negotiations on a property that's ag/commercial and 12.5 acres with a residence and multiple outbuildings (shops).

So, it is a win-win.Tenants know the game when it comes to rental rates, and don't think for a second that they don't "shop" rates every year at renewal time to make sure that they are still getting a good deal where they are.I just had to raise a $995 rate to $1,150 and a $1,225 rate to $1,400. 

I don't know about you but my crystal ball is in the shop right now so I'm not sure what interest rates will look like in 10 years.

I went shopping today I purchased a sign for the yard and priced some plants for the yard.
