Max,In a tenant's eyes anytime you say no or enforce a fee of some sort you will always be the bad guy.

This takes an entirely different EYE, design aesthetic and contractors with more experience working with these finishes.

You may think the roof needs $500 in "repairs", yet no roofer will put his name on a $500 fix, to a 25 year old roof that needs replacement in his eyes.

Best bet is to just keep eye on market and wait for the property to show up on the market with the agent who gets assigned the listing for the bank.

One of the roomies gets a discount to be my eyes/ears and to show the place for me during turnovers.The only other thing is to make sure you follow the NC City or County law of the number of "unrelated individuals" living under the same roof - I don't know what it is here.Good luck.

I have actually been eyeing this same building. 

The ones that caught my eye here are transfer taxes and city/county stamps and state stamps.

Probably wouldn't work so well with people who have small children who want to keep a close eye on them at night.I'll try to get the layout sketched out and uploaded in the next few days.
