So when I listed both units on Craigslist I had somewhere between 30 to 40 showings and through the tenant screening company I used to perform the background check, the employment history, the credit check and so on, I was able to hand pick based on the evidence before me who I'd choose to inhabit the units.  

An option cannot be contingent on performance of the buyer/optionee. :)  

Hello everyone,I've put together an extensive direct mail marketing campaign that will consist of at least 5 mailings over the next couple months.

The problem that I consistently run into when analyzing deals here in CA is that I am not able to buy the property at a low enough price point to allow for profits after the repairs.

I think, like any other marketing efforts, it can take time and consistency to create an image that people are comfortable with and feel that you are there to solve their problems. not take anything from them.

If someone then wants a showing I will say, "great, we will be performing a background check and need a $35 per person 18+ years old applying to live in the home - after we have processed this successfully I will gladly show you the property in person."

As for why to sell, we own lots of vacation rentals in different areas (we just haven't sold any of them), and this is not one of the higher performing ones.
