Your right, a rent guarantee could be attractive for landlords but I suspect the premium to get such a product could be very expensive and will go most likely into the insurance companies pocket which is underwriting the risk.

Largely due to the low quality tenants these homes attract due to their geographic locations and being in a very tenant friendly state/city.Now due to their very low cost basis, the trust would be on the hook for massive capital gains taxes if they were sold.

“For Borrowers with gaps in employment of six months or more (an extended absence), the Mortgagee may consider the Borrower’s current income as Effective Income if it can verify and document that…the Borrower has been employed in the current job for at least six months at the time of case number assignment; and…a two year work history prior to the absence from employment using standard or alternative employment verification.”In summary: if first option doesn't work, see if you can go back before basketball to have your employer complete a Verification of Employment (VOE) for the lender - or round up old W2's (the lender will still want a VOE).

Or a market near hospitals to capture traveling nurses.Or another purchase alternative is another Single Family Home or even Townhouse near a college and you can do a rent by room, depending on local tenants laws.I am personally investing in Garden City for a STR.Those are just my ideas…
