The thing you really need to watch for is inexperienced and desperate agents- those are the ones who are most likely to really, really want your business and engage with you, meet with you, spend tons of time analyzing and showing properties- they have the time to do that because they aren't doing any deals, don't have any clients and have no experience.

I also find that many of the lenders who want to soft underwrite try to charge an engagement fee of some sort, usually $5k-10k.

Something that says if the Seller violates the agreement and circumvents the introducing party (You) and inappropriately engages the contacts for the purpose of doing business with them directly (cutting out the introducing party), then that party is subject to a monetary penalty of $xxx.

I work with so many sellers that are in various "bad" situations that had no idea there were other options for them, and there are many buyers (both buy and hold and fix and flip) that are depending upon wholesalers to provide properties that have margins for profit in them.My advice to you is to get engaged with your local RE group and there will certainly be a wide array of RE investors that can help you navigate the local legal aspects, and my experience is that there is a large portion of these folks that are happy to help anyone in need.
