Primarily, I have done minor projects at my parents house (building a deck, cementing a patio, renovating a closet/bathroom, painting) and at the rentals I lived in during college.

My "deal" is an acquisition of a Class C- multifamily property in Tempe that I would purchase with short term construction financing, renovate and refinance into perm debt and try to recapture all or part of the initial equity. 

I am usually advising them throughout the renovation process on choice of finishes, colors, and other renovation choices to help them get the top dollar on their flips.

Just like your venture, we had no intention of renovating the house -- at first we boarded it up, and not long after that we simply demolished it. 

Here is the latest example of a neighborhood of local residence protesting in front of a 6 thousand square feet hour house that just had $350,000 in renovations three years ago and will be town down for a larger home to be built.

I have many great contacts in terms of contractors, engineering consultants, and product distributors as well as lots of experience with the renovation part of these projects.

He would put a couple thousand into renovations and then sell them as a Lease-Option.

I am willing to do small to medium renovation, but nothing to drastic at the moment.

What is your average turn around on one house, with renovation and sale?

I am looking at two, newly  renovated duplexes that will command good rents due to the location but the seller wants a premium for this.
