One option is you can use a DSCR loan and pull out 75% of the appraised value, you get to retain the asset and you should be able to cash-flow a couple of hundred bucks a month. 

Otherwise I have a growing network of Realtors across the country that specialize in this lucrative cash flowing strategy! 

Look to cash flowing areas like the midwest if you are not a fan of current return you are getting. 

Many investors from California are choosing to invest in the Midwest because of the low barrier to entry and yearly cash returns making more sense in these lower priced markets.
