What banks want to loan on will depend on current portfolio loan allocation and percentages and how much crud is on their books.Mixed- use is riskier in the eyes of many lending institutions.

I've talked to some institutions and have heard a few things.I can get 2 or 4 properties financed at 30 yr best rates, get resold.After that rates change based on financial strength.One place told me they will only loan up to 80% what I pay, not improved value.What am I likely to find as best scenario if I shop a lot.

My new employer is also paying for my CCIM courses which is really accelerating my knowledge.A few things to consider between the two jobs;- if you're planning on using bank financing for your first investment purchase, the bank will look more favorably upon your employment at a financial institution vs commission based brokerage employment.- if you're planning on working for a few years to get experience and then get out, a financial institution is a better job.

My first loan was $17k, though, we built up to what we do now over a number of years.The other great thing about private money is you can use it for things no institutional lender will do.

Lenders will become more flexible as they get to know and trust you.Personally,I would find a portfolio lender and refi as soon as possible into long term institutional loans.

The banking institution is pretty good, but if you can find an excellent banker (and they "get it"), it makes a world of difference.I look forward to hearing about Rental #6, 7, 8, 9 ...
